410 Keele St – Building Facade features: Junction SQ Condos

The building located at the corner of Vine Avenue and Keele Street is named Junction SQ Condos, a 5-story boutique development designed by RAW Design. As of April 2026, the exterior is nearing completion, and is somewhat different fom the originial design.


1.

  • Terraced Profile: The roofline steps down toward the west, transitioning the height from the busy Keele Street corridor to the lower-scale residential houses on Vine Avenue.
  • Grid Framework: The primary façade is defined by a rigid, rectangular grid that creates deep “bays” for the balconies.

  • Dual-Tone Masonry: The exterior uses a dark-red/brown  structural grid, contrasted with a grey-buff brick for the upper levels and recessed sections.
  • Pre-cast Infill: The windowless sections on the western elevation feature light grey pre-cast concrete panels or wall cladding with vertical ribbing.
  • Solid Grounding: The ground floor uses consistent brick pillars, maintaining a traditional “main street” storefront feel.

  • Industrial Framing: Windows are framed in black aluminum, mimicking the historical warehouse styles of the Junction.
  • Safety Railings: Temporary red safety netting is currently visible, at this time (Apr. 11 2026) indicating that final glass or metal guardrails are pending installation.

4. Roofline & Mechanicals

  • Parapet Walls: The roofline remains clean and flat, hidden behind brick parapets.
  • Mechanical Penthouse: The central grey box houses elevator overruns and HVAC systems, strategically set back to minimize sidewalk visibility.
